Flipping a Fire Damaged House

 

Former Environmental Scientist / Programer turned house flipper, listen in as Celia Means shares how she flipped a house that was damaged by fire.  If the smell and water damage weren't enough, Celia also had to deal with the rising costs of lumber during the pandemic.  Check it out to see if this was good or bad or just plain ugly!

I have been in the midlands for over 20 years, moved from Arizona to South Carolina. I am a former programmer and environmental scientist. I started working in real estate to invest the proceeds of our company so I could fund my children’s college education. In 2006 I was sent to work with investors while working in Century 21 because I liked the profit and loss process. Eventually moved out to start a small real estate company in 2007 (M&M Real Estate) where we had a property management company that serviced the investors who wanted to hold properties. During the time I made several connections that allowed me to work with buy, hold investors, and figure out renovations etc, it happens that a friend who is a hard money lender asked me if I wanted to flip a house, the rest is history. She gave me the means and confidence to work on my own and with partners to keep flipping houses. Now I have three separate partners who provide the funds and other things while I manage the design and renovation work. It is coming to the point where most of my income is coming from flipping rather than sales so I am working on scaling the real estate sales to be less involved and have buyer’s agents to get the work done while I focus on renovations. I do enjoy re-designing and creating something from a whole mess to a beautiful place for someone to live in.
